The Residences at Snowmass Club offer more than the comforts of home in one spectacular place, with the attentive service of a fine hotel and extensive amenities of the private club lifestyle. Located 8,000 feet above sea level and nestled amid the Colorado Rocky Mountains, the Residences at Snowmass Club have the perfect combination of tranquil and intimate seclusion while located only minutes from Aspen.

Unmatched in the country club lifestyle experience, the Residences provide an abundance of amenities and a flexible fractional ownership program throughout the year. Owners enjoy a variety of activities; from skiing or snowshoeing in the winter on our 210 acres, to golfing, hiking or biking from the front door in the summer. Whatever the desire, this year-round resort ensures that every member of the family has a memorable vacation experience.

YOUR HOME, AWAY FROM HOME

Come home to our award-winning, eco-friendly and lavishly furnished interiors that feature spacious two and three bedroom condominiums with rare four bedroom townhomes and five bedroom penthouses.

Each Residence comes fully furnished and turnkey with patios and balconies providing outlets to the outdoors while open living spaces, gourmet kitchens, and fireplaces spark a warm ambiance.  

OWNERSHIP USAGE

Each Owner receives (2) Planned Weeks of usage in the Winter, and (2) Planned Weeks of usage in the Summer. These weeks are selected (6) months prior to the start of each season. After these weeks are allocated, Owners also have access to Space Available Weeks within each season.
 In addition, Owners also have access to any available weeks within the Shoulder Season’s or Off Season time periods of a given year depending upon availability.

Owners may rent any of their (4) Planned Weeks: (2) Winter & (2) Summer but are not allowed to rent Space Available or Off Season Weeks. The owner is responsible for the housekeeping fee and renters unaccompanied guest fee.
After commission all other proceeds are Net to the Owner.

WEEK ALLOCATIONS

Weeks are selected based upon a Rotational Calendar. When buying Fractional Ownership, Owners purchase a Deed to a specific Residence but enjoy access to all Residences within the size purchased.

FAQS

  • What are The Residences at Snowmass Club?
    • The Residences at Snowmass Club is a private, member-owned condominium development comprised of spacious two-, three-, four- and five-bedroom residences. The condominiums are built within the Snowmass Club in Snowmass Village, Colorado.

  • How is ownership in The Residences evidenced?
    • Title is evidenced by a real estate deed, which is recorded and guaranteed by a title insurance policy. Each member owns an undivided deeded interest (UDI) in one of the private residences and the residence general common elements.

  • How often can owners use Snowmass Club?
    • Members can use their Club as often as they wish, subject to reservation policies. Each owner can reserve up to 14 days of planned winter vacations and 14 days of planned summer vacations. After all planned vacation time is reserved, members can reserve additional lodging on a space-available basis. There is no limit to the amount of use. If some owners use the residences less, the other owners will be able to use it more. (The Lodging Reservations Policies and Procedures section provides a detailed explanation of members use privileges).

  • Can guests of owners enjoy Club privileges?
    • Yes. Guests staying in the same residence with a member are not charged. Members may invite unaccompanied guests to use their confirmed planned vacation periods. This unaccompanied guest is treated as the member would be treated, however, the member does not have to be present.

  • Do owners pay housekeeping charges?
    • Yes. A housekeeping fee will be charged for each visit. The fee includes gratuities for the guest services staff, daily housekeeping and a checkout cleaning. Please see the Financial Information sheet for housekeeping and daily maid service charges.

  • Who establishes the dues and controls the affairs of the Club?
    • A member-elected Board of Directors establishes budgets and dues on an annual basis, which the members have the right to veto. There exists an elected Phase I (PRC) Board and a Phase II (Sanctuary) Board.

  • Are the Residences a timeshare development?
    • No, Residence owners have access to all residences of their membership type and all Snowmass Club facilities with the right to use them at virtually any time, subject to reservation policies. Ownership is similar to membership in a prestigious equity golf country club, except members reserve lodging rather than tee times.

  • How many undivided deeded interests are sold?
    • Phase I (PRC): A total of seven memberships are sold for each private residence or 1/7th ownership.

      • 14 two-bedroom residences
      • 16 three-bedroom residences
      • 210 total Phase I owners

      Phase II (Sanctuary): A total of eight memberships are sold for each private residence or 1/8th ownership.

      • ONE three-bedroom residence
      • SIX four-bedroom residences
      • TWO five-bedroom residences
      • 72 total Phase II owners
  • How does an owner reserve lodging?
    • Reservation policies allow members to reserve vacations well in advance while also accommodating last-minute getaway decisions. Owners reserve their winter planned vacations in the summer and their summer planned vacations in the winter. Short-notice getaways can be reserved on a space-available basis.   • Do owners pay annual fees?
    • Yes. The annual owner fees pay for the professional management and operation of Snowmass Club facilities and amenities. Included in these annual fees are funds for staff salaries, supplies, maintenance, window washing, trash removal, legal, refurbishing of facilities, local property taxes, insurance and dues for membership in the Snowmass Club amenities, etc.

  • Can owners use the facilities if they're not staying overnight?
    • Yes. Members can use the Snowmass Club facilities and amenities up to ten visits per year and common areas any time when not staying overnight. (The Lodging Reservations Policies and Procedures section provides detailed explanation of member use privileges).

  • Can a member's interest be resold?
    • Yes. Like any other form of real estate, the member’s undivided deeded interest can be sold or transferred by the member or sold by a licensed real estate agent through the Multiple Listings Service, subject to the governing documents of the project.  For more information please Contact our Preferred Broker, Erik Cavarra for more details.
